IB4, Internet and version 3 apps

ok so I open an app created in version 3.  It says that it needs to be updated and the speed could vary based on Internet connection.  WHen I click Continue, it says that it is synching (an app with this name was uploaded previously before version 4).  Once the app opens, I click Interact, and it just hangs at the Loading page.

i close IB, reopen, and try to open a different version 3 app.  It says:  An error occurred while accessing the database.

Following the instructions in the error message, I have emailed the error detail to support.  Thanks.

Hi Jen, sorry for this mess.  All you need to do to fix this latest issue is to go into the App Folder and delete a file called InteractApp.rdb.  You will see this file is zero bytes, the last update created it.  Once you delete the file your app will convert successfully and you should be all set.  I am working late tonight so let me know if you need any additional help.
ok with 4.0.4 the pages of this app that do not include interactions are able to load and play.  However, if I try to open any other apps, it gives the "error occurred while accessing the database".  Any update on this?

Hello, any update on this as yet?  I need to get 12 apps converted for my students to use.  Thanks.

Hello, are you able to create a new app and test it in InteractMode?
Yes I can. But I need these 12 apps to work.  Each has in about 15-20 pages only. 

The thing is I cannot even open them in Builder. 
Can you upload an app to Dropbox site and send it over to alin@interactstudios.com so we can take a look and check what could the problem be?

Please download the latest update 4.0.5 which was just released. This should resolve your issue. Let us know if you still have a problem.
Sorry, it is still happening.  I have uninstalled Builder, wiped everything cleaned and installed 4.0.5 directly.  Here is the error detail:
